Ibadan Emerges as a Prime Real Estate Hub Amid Strategic Partnerships and Infrastructure
Expansion
Ibadan, Nigeria May 21, 2025 , Ibadan is rapidly gaining ground as a top destination for real
estate investment in Nigeria, thanks to strategic collaborations and major infrastructure
upgrades transforming the landscape of the ancient city.
Hotspots for Investment on the Rise:
Investment attention continues to shift towards locations like Moniya and Omi-Adio. The
Moniya-Iseyin Road axis, bolstered by its link to the Lagos-Ibadan railway terminal, is
becoming a strategic area for residential and commercial developments. Meanwhile,
Omi-Adio, located along the Ibadan-Abeokuta Expressway, is appealing to those seeking
serene, fast-developing areas.
Real estate analysts also note Ibadan’s affordability compared to Lagos and Abuja, making it
a preferred destination for land banking and mid-income property ownership.
Infrastructure Projects Powering the City:
In parallel with real estate growth, Ibadan’s infrastructure is receiving a significant boost:
● Lagos-Ibadan Expressway Expansion: President Bola Tinubu recently flagged off an
ambitious expansion of the expressway, completing 24km and commencing a new
48km section to ease traffic and support economic activity.
● Ibadan-Ilorin Road Dualisation: The Federal Executive Council has greenlit ₦147
billion for the dualisation of the Ibadan-Ilorin road, with GRVe Construction Ltd.
handling the project using reinforced concrete pavement for enhanced durability.
● Ibadan Airport Upgrade: The state government, led by Governor Seyi Makinde, is
upgrading the Ibadan Airport to boost trade, tourism, and regional air travel. The
project is positioned to rival Lagos’ Murtala Muhammed Airport.
● Ongoing Road Rehabilitation: Four major roads in Ibadan are currently undergoing
rehabilitation under the supervision of the Oyo State Road Maintenance Agency
(OYSROMA). This includes drainage clearing to prevent flooding and road damage
during the rainy season.
The Future Looks Bright
With these developments in full swing, Ibadan’s real estate landscape is poised for
exponential growth. The synergy between infrastructure and property investment is expected
to attract more investors, homebuyers, and developers in the months ahead.
